  • Paul Lucatuorto
    Paul Lucatuorto is an institutional land investment expert with over 25 years of experience. Prior to coming to Presidio, Paul was a principal and member of the board of managers for Irvine-based TriPacific Capital Advisors. Before that he was vice president of Prudential Real Estate Investors, an advisor to the California Public Employees' Retirement System, the nation's largest public pension fund. While there, Paul originated investments to developers and homebuilders across the Southeast. Paul has also been a project manager for Home Capital Corporation, the real estate arm of HomeFed Bank. Paul earned a degree in business administration from San Diego State University.
  • Don Faye
    As a principal of Presidio Residential Capital, Don Faye has assembled an experienced group of real estate professionals who provide the necessary underwriting, entitlement processing, asset management and monthly capital management needs for the company’s projects. A residential real estate and financial expert with over 30 years of experience, Don brings extensive expertise in real estate operations encompassing project feasibility, risk management, partnership negotiations, project finance, asset management and strategic corporate planning. During the past nine years at Presidio, the company has acquired more than 10,000 lots in various stages of completion throughout the western United States. Don holds a Bachelor of Arts degree, an MBA and a law degree.
  • Ceci Doty
    Ceci Doty handles all the various aspects associated with obtaining and monitoring debt with our builder partners. She has over 30 years of experience with all aspects of debt and equity for various real estate markets. Prior to Presidio, Ceci was CFO for The Corky McMillin Companies, specializing in land development, residential homebuilding and commercial development. Previously, she managed the California region for residential construction loan originations (over $500 million annually) for RBC, Canada’s largest bank. Ceci spent 20 years of her career with various institutional lenders in the California real estate market, before moving on to the development side of the business in 2005. She obtained an MBA in real estate finance from the Haas School at UC Berkeley, and an undergraduate degree in biology from UC Los Angeles.
  • Joe Anfuso
    Joe Anfuso is an institutional land investment professional with more than 10 years of experience. Prior to joining Presidio, Joe was a project manager for Irvine-based TriPacific Capital Advisors where he was responsible for the management of the firm's western region investment portfolio. Before that he was an assistant project manager for Chelsea Investment Corporation, a development firm which specialized in affordable housing and senior living communities. Joe has been an investment analyst at Fairfield Residential, one of the nation's largest multi-family development firms. Joe earned a master's degree in real estate from the University of San Diego and a bachelor's degree in business administration with an emphasis in finance from Northern Arizona University.
  • Delton Arnold
    Delton Arnold, an asset manager, brings a wide range of hands-on real estate development experience to Presidio. He started his career working for homebuilding subcontractors and in 2008, he joined Sunwood Ventures and played a key role in the acquisition and management of more than 1,600 residential lots. While working for Sunwood, Delton oversaw a team of consultants responsible for processing entitlements and helped plan, design and manage the build-out of two subdivisions with fee builders. Delton holds a bachelor's degree in business administration from the University of San Diego.
  • Susan Bunn
    Susan Bunn is responsible for overseeing Presidio’s corporate administrative activities as well as assisting its asset management team. Prior to joining Presidio, Susan spent 20+ years in materials management, purchasing and inventory control. She spent the last 15 years as a senior buyer for OneSource Distributors, a part of Sonepar USA/Group, a global leader in electrical material distribution. Her position involved providing distribution, substation and transmission material to major California utilities Pacific Gas & Electric and San Diego Gas & Electric. She also spent eight years as the manager of corporate administration for Home Capital Corporation, the real estate development division of HomeFed Bank. Susan earned a Bachelor of Science degree from the University of Hawaii.
  • Paul Faye
    Paul Faye, asset manager for Presidio, is an industry veteran with more than 15 years of residential, development and housing experience. He is responsible for Presidio's investment portfolio of joint venture and owned assets. Paul has worked for land developers, homebuilders and capital providers in various capacities including project management, land acquisition and finance management. He has overseen all aspects of the development of home construction, including forward planning, building and sales and marketing while working for DR Horton, The Corky McMillin Companies, Warmington Residential and, most recently, John Burns Real Estate Consulting. Paul also worked at TriPacific Capital Advisors, where he was responsible for asset management of more than 1,700 units at the company's West Coast operations. He holds a bachelor's degree in political science from the University of California, Irvine.
  • Winnie Faye
    Winnie Faye is a finance professional with more than 15 years of experience. Winnie manages Presidio's joint venture and owned portfolio of assets as well as the underwriting and management of private residential loans. Before joining Presidio, Winnie provided financial feasibility analysis for acquisition of distressed residential properties for Sunwood and Associates. At McMillin Companies, Winnie was a finance manager responsible for budgeting and providing financial outlook for various land and homebuilding projects in Central Valley, Bakersfield and San Diego. Winnie brings a strong corporate finance background having held multiple progressive roles in Silicon Valley for Apple, Sun Microsystems and Aspect Communications. She earned bachelor degrees in business administration and finance from San Jose State University.
  • Regina Franco
    Regina Franco handles accounting and financials for Presidio. She has nearly a decade of experience managing accounting departments for, among others, real estate investments funds and real estate development and private equity firms. Franco owned a consulting business helping companies develop their accounting departments with financial reporting, hiring staff and developing policies and procedures. Franco began her career with J.H. Cohn, LLP, performing audit and tax returns for public companies, government agencies and small businesses. Franco earned a degree in business administration with an emphasis in accounting from California State University, San Bernardino.
  • Janine Frei
    Janine Frei is a closing coordinator for Presidio. A professionally designated certified senior escrow officer through the California Escrow Association, Janine has worked as an escrow officer for independent escrow companies, banks and title companies, most recently at First American Title. She has more than 25 years of experience in the escrow industry, including refinance, residential, commercial, homebuilder and holding escrows. Janine continues her education and training as a member of the San Diego County Escrow Association.
  • Tyler Grahl
    Tyler Grahl is a Financial Analyst for Presidio. His primary responsibilities involve providing the asset management and underwriting teams with financial forecasts of new and existing assets. He also provides financial support for the procurement and ongoing monitoring of Presidio’s construction debt facilities. Before joining Presidio, Tyler earned a bachelor’s degree in business administration from California State University, San Marcos.
  • Charlene Leuangpaseuth
    Charlene Leuangpaseuth is responsible for various functions in accounting for Presidio. Prior to Presidio, she worked for Residential Capital Mortgage Income Fund and Lytx, Inc as a staff accountant. During her time there, Charlene handled accounts payable, accounts receivable, and general ledger account reconciliations. She was also involved in training new hires, participated in new hire interviews, and assisted with improving and streamlining processes for the department. Charlene has a bachelor’s degree in business administration in accounting.
  • Nicole Lucatuorto
    Nicole Lucatuorto is a Financial Project Coordinator for Presidio. Her primary responsibilities involve producing Presidio’s monthly Construction, Sales, and Closings reports. She also assists Presidio’s Asset Management team to track closing proceeds as well as tracks partner’s insurance status on all projects. Before joining Presidio, Nicole earned a bachelor’s degree in Retailing and Consumer Sciences from The University of Arizona.
  • Kent MacDiarmid
    Kent MacDiarmid, an asset manager with Presidio, has 30 years of experience managing, planning and developing communities in the Sacramento area. As principal and president of The MacDiarmid Company, a consulting firm for real estate development that he founded in 1993, he has played a key role in planning and developing some of the region’s largest communities, including Placer Vineyards in Placer County and Metro Air Park in Sacramento County. Prior to that he was vice president of community development for Coker-Ewing Company in Roseville, Calif., where he was responsible for all aspects of land development including acquisition, project management, entitlements, planning, engineering and infrastructure construction. Kent received a degree in business administration from California Polytechnic State University in San Luis Obispo.
  • Linda Prosi
    Linda Prosi is a veteran real estate professional with deep experience in land acquisitions, due diligence and portfolio administration. Her responsibilities include legal entity formation, loan review and tracking, audit compliance and transaction closings for Presidio. She has served as vice president of acquisition services for Newland Real Estate Group, controller for Design Line Interiors, special projects manager for Cornerstone Communities and vice president of loan administration for Pacific First Bank. Linda has coordinated due diligence, approval and closing of more than 90 land acquisitions totaling over $1 billion in commitments and supervised administration of a $700 million multi-state real estate loan portfolio. A former member of the board of directors for HomeAid, Linda earned a bachelor's degree in social sciences and history from San Diego State University.
  • Phil Rush
    A residential development and land investment expert with more than 30 years of experience, Phil is involved in implementing Presidio's land banking platform, asset management and project due diligences. Phil has deep experience in investment management, project underwriting, due diligence, business plan execution, joint venture structuring and asset management systems. He most recently served as president and COO of Brehm Residential and has also served as a senior executive for leading advisory firms in the CalPERS residential investment program, including Prudential Homebuilding Investors and Resmark Equity Partners. A licensed California real estate broker, Phil holds a bachelor's degree in geography and urban planning from the University of California, Riverside and has completed post-graduate coursework in real estate at the University of California, San Diego.
  • Robyn Saia
    Robyn Saia assists with the entity structure of the joint venture residential equity investments as well as providing accounting, project management, and HR expertise for Presidio. She has more than 16 years experience in accounting and human resources. Prior to Presidio, Robyn worked as chief financial officer and director of human resources for a financial services company specializing in trust services and qualified retirement plan distributions. Before that she worked with Intuit as a project manager and Arthur Andersen as a financial statement auditor where she audited real estate and investment companies. Saia is a certified public accountant and earned her bachelor's in business administration in accounting from Texas Tech University. She also serves on the board of SDHR, a business networking and resources company.
  • Claudia Wilson
    Claudia Wilson is a closing coordinator for Presidio. She has more than 35 years of experience in the lending business, working for a variety of residential mortgage firms, local banks and administering large commercial and residential construction loans. She joined Sunwood & Associates as the closer for land acquisitions followed by the start up of Presidio Residential Capital and Presidio Advisory Group. Before that Claudia was working for The Marshall Group, California Bank & Trust and KeyBank Real Estate Capital. Claudia holds a bachelor's degree in urban studies and planning from the University of California, San Diego, and has been a notary public in California since 1997.
